How it works
Four steps. One conversation.
Everything happens in one WhatsApp thread. No portals to refresh, no landlords to chase, no surprises at the notary.
-
01
Tell us your brief
Budget, university or office, move‑in date, how many of you. Two minutes on WhatsApp — in English, Georgian or Arabic.
-
02
We source the market
We watch every portal and our own owner network, and shortlist only what matches — not whatever happens to be listed today.
-
03
We visit before you do
Condition, water pressure, heating, noise, the landlord. If you are abroad, we walk the flat on a live video call with you.

Questions
Things people ask us first.
Can you find me a flat before I arrive in Georgia?
Yes — that is most of what we do. We shortlist, visit and show you the apartment on a live video call, and you can sign remotely or on the day you land.
Which languages do you work in?
English, Georgian and Arabic for the whole process. The lease is prepared in Georgian with a full translation next to it, so you sign something you actually understand.
Do you verify the landlord and the flat?
Every apartment we propose has been visited by us. We check ownership documents, the condition of the flat, utilities and heating, and we meet the landlord in person.
How fast can this happen?
A clear brief usually gets its first shortlist within days. Move‑in timing depends on the market and on your dates — tell us both, and we plan around them.
What about deposits and utilities?
One month’s deposit is the norm in Tbilisi. We write down what it covers, what it does not, and how utilities are billed, before you sign.
